Our goal is to ensure the land you buy is right for your needs by identifying reasons NOT to purchase before highlighting the positives.

Marketing & Selling

We specialize in marketing and selling lots and land for our clients. Selling land requires unique methods and strategies that differ from those used for marketing and selling homes. Much longer Days on Market (D.O.M.) coupled with complicated financing and regulatory hurdles means there are not as many buyers for land compared to homes. Selling land simply requires more time and expertise.

Entitlement/Rezoning/Value Creation

We collaborate with government agencies to guide raw land through the approval process, transforming it into buildable or developable property. Each county and municipality has its own unique set of rules and regulations. To navigate this process, we rely on our trusted network of engineers, soil sanitarians, water and sewer specialists, septic installers, and surveyors.

Land Planning & Design/Development

Through these close-knit professional relationships, we can efficiently plan entire communities much faster and at a significantly lower cost than relying solely on traditional engineers and land planners. Think of us as a general contractor for land planning and development.

Subdivisions: Major & Minor

While we handle major subdivisions, we also specialize in minor subdivisions. The rules for minor subdivisions are entirely different from those for major ones. Our expertise allows us to navigate the unique regulations of each municipality, ensuring your subdivision is approved with complete confidence and as efficiently as possible.

We provide negotiations, entitlement, and value creation services as a real estate firm in the capacity of a real estate broker, a consultant paid hourly, or a principal partner. We often engage in joint-venture deals. While we offer guidance, real estate development is a risky endeavor, and we strongly recommend consulting with attorneys, engineers, and CPAs throughout the process. Despite careful planning, factors beyond our control may impact the success of a project.
