This may be a lengthy story, but I feel compelled to share it in the hopes it may help someone: Manley listed my land after I had been trying to sell it for 14 years. I live out of State. It was higher end property. Other Realtors had listed it to no avail. My listing agent moved to Florida and Manley was recommended by her. First Manley did an in-depth analysis of my land value in relation to comparable properties and as a function of the current market. He suggested (strongly) that I raise my asking price by over 30%! This seemed counter-intuitive. Frankly it made very little sense to me but Manley shared a lot of data with me. I took a leap of faith as well. Manley also convinced me to invest about $5,000 in clearing trees and underbrush. After many years of no potential Buyers, I was reluctant (to say the least) but I trusted Manley's experience. Manley got the tree guys, negotiated the job, oversaw the work and made sure the County and Fire Marshal were involved in the right way. He even had to get the Iand re-approved for a septic permit; unbeknownst to me my permit from 2002 had expired so we had to start from scratch. Manley handled everything with the County Environmental Health Dept. He knows his trade and the tricks of the trade. He works well with all sorts of people including inspectors. The inspections were supposed to take 16 weeks, but he got it done in 8 weeks. How? I do not know. Long story short, Manley got multiple showings via his guerilla marketing. In 14 years and 3 realtors I only had two showings. Manley was able to get two Offers simultaneously! This was following over a decade of not having even one Offer, ever. I was so excited I drove to North Carolina for the closing. It really felt like a miracle when I had that check in my hand after closing. It was for almost 30% more than my previous Realtor had it listed for just months earlier. I'm still not 100% sure how Manley accomplished this, but I would suggest you listen to what I thought were Manley's "crazy" ideas. He has built and remodeled homes, developed land, and been a Realtor for almost 35 years (I believe). He told me he is an active member of the Realtors Land Institute. I don't know what this means exactly but his results speak for themselves. This process wasn't easy but he did instill confidence that we would succeed. In short, I'm a 73-year-old engineer and I wasn't able to move forward with my dream of building a new home until Manley helped solve this one big problem. In a word, "Life-Changing". In two words, "Trust Manley".

A common perception is that the average real estate agent doesn't truly earn the commission of a real estate sale. With unethical behavior, a get-rich-quick mentality, and abhorrent laziness with something as simple as grammar and spelling for a MLS listings, it's no wonder real estate agents have such a bad rap. Manley told me the truth. I needed to sell a 3000 square ft spec home. Other agents close to me told me the home was worth over $800,000. Manley not only did a comparative market analysis, but he spent an entire Sunday going into 12 different comparable properties. He arrived at a figure of $635,000 to $655,000. So, I had an appraisal performed which came to $645,000. Manley was able to sell the house for $655,000. Manley was able to provide me with three offers within a few days of each other. He advised me not to take the highest offer because the buyers didn't seem as committed. He advised me to take the second highest offer but convinced the buyer's agent to give us $10,000 non-refundable due diligence money to us. The buyer had trouble with his loan and tried to back out later, but the $10,000 kept him in. Manley was honest and performed far beyond my expectations. Somehow, Manley was able to identify which buyer we should choose because of the buyer's agent. Manley felt the buyer's agent would work through any problems that came up and she certainly did.

Manley did what we could not. We tried to sell as a For Sale By Owner in the hottest market in history. We had purchased our home just 8 months prior to placing our home on the market on our own. We had to sell as COVID forced us to move to Oregon for a new job at a new hospital. We didn't believe we could pay real estate commissions and "break even' with all the closing costs.
